|a Delay is a global phenomenon which is troubling the construction industry. The purposeof this study is to investigate the causes and effects of delay and to suggest relevantsolutions in mitigating the delay issue faced in residential projects near Selangor,Malaysia. Structured interviews and questionnaire survey were conducted among thestakeholders such as consultants, contractors, clients, engineers etc. In this study, thequestionnaire was designed with the causes, effects and mitigating matters suggested andanswered by the respondents based on the 5-point Likert Scale. The questionnairesreturned were analysed using relative important index (RII) and the RII for each causes,effects and mitigation matters for delay will be ranked to identify the most significant andeffective causes, effects and solutions. The three most significant factors of delay inresidential projects near Selangor, Malaysia were identified as: shortage of laboursprovided by subcontractor, lack of skilled labours provided by subcontractor, and poorsite management and performance by contractor with the similar RII value of 0.758.Besides, the three most significant effects of delay found from the study are time overrun(RII=0.774), cost overrun (RII=0.751) and affect reputation of company (RII=0.732). Thetop five most effective mitigating matters are selection of highly skilled and reliablecontractors (RII=0.830), allocation of enough time and budget during the design phase(RII=0.811), awarding bids to experienced consultant or contractor (RII=0.811), clearinformation and communication channels (RII=0.811) and selecting competent projectmanager (RII=0.804). A clear understanding on the causes and effects of delay canefficiently reduce the rate of project delay. Through this study, the causes, effects andsuggestion of mitigating matters above can be observed and could be used as a clue inpreventing delays for residential projects in Selangor, Malaysia
